How to Apply for a Virginia Real Estate License

Step 1: Complete Pre-License Education

All applicants must complete required education — even if applying by reciprocity. 

Salesperson Requirements:

• 60 hours of approved pre-licensing coursework

• No experience requirement 

Broker Requirements:

• 180 hours of approved broker coursework

• Must have been actively engaged in real estate full-time (40 hours/week) for 36 of the past 48 months

Step 2: Pass the National and Virginia Real Estate Exams

• Exam scores are valid for one year.

Reciprocity Applicants

• If your out-of-state license is active (not expired), you only take the Virginia “state” portion of the exam.

• Reciprocity applicants must register via email, fax, or mail — no online option.

Step 3: Get Your Fingerprints Taken

Background checks expire after 45 days, so timing matters. 

Virginia residents: Must get fingerprints taken at a PSI testing site in Virginia.

Non-Virginia residents: Strongly encouraged to use a Virginia PSI site for faster processing.

• If unable to travel to Virginia, contact the Real Estate Board. 

Fingerprinting is not required if you are already licensed as a Virginia salesperson.

Step 4: Submit Your Application

Print, complete, sign, and mail your application using the most recent form from DPOR. 

Your application must be received within 45 days of fingerprinting, or you will need to repeat the fingerprinting process and pay another fee.

Your Application Must Include:

• All questions answered accurately

• Required documentation attached

• Payment included

• Background check not older than 45 days 

Special Notes for Broker Applicants:

• Sole proprietors must mark the application correctly and include all required documents.

• Principal brokers opening a firm must attach a completed firm application. 

Special Notes for Reciprocity Applicants:

 • Licensure certifications must be dated within 60 days of application receipt.

• Certifications are required from all states where you hold or have held a real estate license.
